January – February

£125 per night. Min rate £375 for 3 nights.

March – April – May

£130 per night. Min rate £390 for 3 nights.

June – 23rd July 

£150 per night. Min rate £450 for 3 nights.

24th July - 31st July

£150 per night. Min rate £450 for 3 nights
plus Edinburgh Council Visitor Levy £7.50 per night (levy capped at 5 nights).

August – New Year – Christmas 

£180 per night. Min rate £540 for 3 nights
plus Edinburgh Council Visitor Levy £9 per night (levy capped at 5 nights).

September – October – November – December

£130 per night. Min rate £390 for 3 nights
plus Edinburgh Council Visitor Levy £6.50 per night (levy capped at 5 nights).

City of Edinburgh Council Visitor Levy

From 24th July 2026, prices in quotation emails will reflect Edinburgh Council’s 5% Visitor Levy on the first five nights of any stay.

Arrivals and departures

Arrival and departure times are after 3pm and by 10.30am respectively. However, we will always try to be flexible and accommodate requests for arrival and departure outwith these times.

Deposits and payment

A 10% deposit is payable upon booking, with the balance to be paid in full 2 weeks before arrival. Payment can be taken via bank transfer or a cheque in the post. Full terms and conditions will be emailed before a deposit is taken and the booking confirmed. A deposit paid is deemed acceptance of the terms and conditions.
